What does commercial insulation involve for an El Paso building?

Commercial insulation in El Paso usually means lining the walls and roof of a metal building with fiberglass, or adding a layer to a built-up or single-ply flat roof, so the space holds its cooling and the metal stops sweating.

At Wraptight El Paso Insulation Company, the commercial calls I get usually come from property managers and owners of metal shops and older buildings whose roof sweats, whose space echoes or whose cooling can't keep up. The work can lower running costs, especially in an older building, and a cooler, quieter space is easier to lease. The price turns on the building's size, the roof and wall type, the material and what has to be repaired before we cover anything, and the schedule turns on those repairs and on whether a permit applies. The written estimate lists each step, so you can see both before you decide.

Why El Paso building owners call Wraptight El Paso Insulation Company

  • Trained on a city crew

I learned this trade keeping city buildings sealed, where every job got checked before sign-off. I still look at each building myself and check our installers' work before we leave.

  • Based in El Paso since 2023

We started here in 2023 to bring that care to homes and small commercial buildings. We work across El Paso and the cities around it, on both sides of the Texas and New Mexico line.

  • Licensed, insured and easy to check

We're licensed and insured. The city lists its contractor registration requirements on its forms and documents page, so you can read them and ask any bidder whether they're registered.

If your building sweats, echoes or runs its cooling all day, call or send us a note and I'll set a time to come look.

How we handle commercial insulation on metal buildings

I start by going over the building for leaks, torn facing, wiring and open gaps, because insulation laid over any of those just hides them, and anything a roofer or electrician has to fix goes on the list first. On a metal building I plan the vapor retarder, the layer that keeps moist inside air off the cold metal, before any insulation is ordered. Our installers then fit the insulation around bracing, fasteners and anything that passes through the roof, because those spots are where a rated number falls short. If your shop does welding or cutting, protecting the foam is written into the plan from the first visit.

Moisture is often half the job. If part of the building sits over a crawl space, a crawl space vapor barrier keeps ground moisture from reaching the floor, and where a wall or ceiling needs its own moisture layer, our vapor barrier installation work goes into the same plan.

  • Fiberglass for metal walls and roofs

This suits shops, warehouses and steel buildings where the metal skin is bare or the old liner is torn. Installed with a vapor retarder, it holds back condensation on the inside surfaces.

  • An added layer at re-roofing

Built-up and single-ply flat roofs can take an extra layer of insulation, and a metal re-roof is the easiest time to add one because the roof is already open. This suits owners already planning roof work.

  • Spray foam for odd spaces

Foam costs more than fiberglass, but it seals air while it insulates, so it suits irregular spaces crowded with pipes and openings. In a shop with hot work, it only makes sense with protection planned around it.

How do you know your commercial building needs insulation work?

  • Drips from the roof

Water spots on the floor or on stock after a cool night usually mean warm air is meeting bare metal. Left alone, that moisture rusts fasteners and soaks whatever insulation is up there.

  • Facing that sags or tears

Torn or drooping facing between the roof beams lets moist air into the insulation and lets it settle. The longer it hangs, the more of it ends up needing to come out.

  • A space that echoes

If voices and machines bounce around the room, the walls and roof are probably bare or thinly covered. That same building is usually losing its cooling straight through the metal.

  • Cooling that can't keep up

When the units run all afternoon and the space near the roof still feels hot, heat is coming through the metal or gaps at the framing. Every summer like that shows up on the power bill.

What happens after you call about your building?

  1. I walk the building first

After you call or write, we set a time and I come look at the roof, walls and framing. I note anything that needs fixing first and write an estimate that lists each step.

  2. Our crew works from the list

On the day of the job, our installers follow that written list in the order it gives. Repairs a roofer or electrician has to make come first, so nothing gets covered up.

  3. We walk the finished work

When the installers finish, I check their work and walk it with you before we leave. You see the fit at the framing and around roof openings while it's still easy to look at.

Commercial insulation questions

These are the questions El Paso building owners and property managers ask most. If yours isn't here, call or send the form and ask about your own building.

How much does commercial insulation cost in El Paso?

The cost depends on the building's size, its roof and wall type, what has to be fixed before anything is covered and which material you pick. Spray foam usually costs more than fiberglass, and adding insulation during a planned re-roof saves opening the roof twice. I write the estimate on site with each step listed, so you can see what drives your number.

What causes condensation in a metal building, and how does insulation stop it?

Condensation forms when warm, moist inside air reaches roof and wall metal that's colder than it is, and properly installed insulation with a vapor retarder controls it on the inside surfaces. If your roof or walls already sweat, make sure the vapor retarder is part of the plan from the start, not added later.

How do I compare bids for metal building insulation?

Ask each bidder how they'll fit the insulation around bracing, fasteners and anything that passes through the roof, because that's where installed performance is won or lost. The rated R-value, the number for how well insulation slows heat, covers the insulation alone and leaves out the facing, squashing at the framing and heat moving through metal fasteners. A good answer explains how they keep gaps and squashing to a minimum.

Is spray foam safe near welding?

Not when it's left unprotected, because spray foam can ignite and may cause a flash fire when it's exposed to welding arcs, cutting torches, red-hot metal or a trash fire. If your shop does hot work, how the foam gets protected has to be settled before it's sprayed.

What permit rules apply to building work in El Paso?

El Paso requires a permit to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building, and the city's Planning and Inspections office takes applications at its One Stop Shop. The city lists its own adopted energy code while the state keeps a separate one for commercial construction, and rules differ again in the county areas and the New Mexico cities, so I check your address with the right office. When a permit applies, we take care of the application and the inspections.

Can insulation make a metal shop quieter?

Yes, metal building insulation blocks outside sound and absorbs the sound that echoes around inside. That means one job can deal with the noise and the condensation in the same space.
